Basement Waterproofing in Montevallo, Al

Our customer called in with concerns of water intrusion in her basement during heavy rains and general dampness as well. Our appointment center was able to quickly schedule them an appointment with our Design Specialist Kyle. Kyle visited the home and determined that the basement was in desperate need of waterproofing. Our production team went in and installed Waterguard, Brightwall, Watchdog Dehumidifier, and a SuperSump pump. This customer will no longer have a humid, damp, moldy basement.

Challenge

Problems:

The customer purchased home for his daughter and grandchildren but then noticed some foundation issues. The home was bought without a foundation inspection. Soon after moving in, they noticed some issues and decided to give us a call.

Symptoms of the problem:

The front door was not operable. Multiple cracks that were covered up by the previous owner were starting to reopen. Sloping floors were causing issues with doors not opening and furniture leaning. Signs of moisture were present in the crawlspace including high humidity and microbial growth. Wood rot had occurred due to a previous water leak under the front door.

Causes:

The foundation issues were more than likely caused by the grading of the land around the home as well as changing conditions within the active zone of soil beneath the house.

Why did the homeowner fix it?

The customer had purchased the home for their daughter so that she and her children would have a safe and secure home to live in. The customer was concerned if these issues were not resolved then his daughter would be forced to deal with them as they got worse.

Solution

Why did the homeowner choose APS?

I walked around with the owner explaining in detail the current condition of the foundation. We used multiple tools to determine the proper solution and the customer was appreciative of that. He was able to understand exactly what was going on with the home and why our solution would be the best fix.

My solution:

APS installed 18 helical piers around the exterior part of the foundation beneath the footing. By doing so we were able to lift the home back to a position that would allow us to close all the cracks in the brick and make the front door useable again. In the crawlspace we installed 21 smart jacks with supplemental beams to stabilize the floor. These adjustable supports allowed us to lift the floors close to level position. We will be returning to make minor adjustments until we have achieved maximum practical lift.

To control moisture, we completely removed all debris from the crawlspace, replaced the old broken barrier with a 20 mil polyethylene liner, and added a dehumidifier. This will regulate the humidity and prevent microbial growth from spreading.

Conclusion:

Customer was extremely happy with the work done by our crew and the care he received from myself and Roger. We visited the customer before the job started, while the job was going on, and once the job was complete for a final walkthrough. He now feels very confident that this home will be safe for his daughter and grandchildren for years to come.

Challenge:

We were called by Mrs. Porter to take a look at a home that she and her husband had just purchased. They bought the home without an inspection but understood that the home was going to need some work. She had an engineer take a look at the home and I was one of 5 other companies that came out to inspect the home. I started with the interior, where I took my laser level and measured the inside and also measured the outside. There were obvious cracks on the inside and the outside of the home. Along with the inside and outside cracks I noticed where a new lintel was needed as well.

Solution:

After the inspection was done, I sat down with Mrs. Porter and went over the solution to the issues at hand. I explained to her how helical piers work and how we go about quoting them. After the measurements they were going to need a total of 28 piers along with 400+ square feet of poly leveling and a new lintel for the garage door. After explaining all of the findings and solutions to her I proceeded to ask why they had us out. As obvious as it may be, They wanted the foundation taken care of because they were newly empty nesters and wanted to downsize. So this was going to be a home they were going to renovate and remodel and they needed to focus on the foundation first before the renovations began.
